BOOK ON AIRBNB INSTEAD
1. Submit Your Information on Our Web Form. We will then get in touch with you about the details of your stay and answer your questions about the property. .
2. Complete an application. We screen all prospective direct bookings for eviction history, criminal history, and credit issues. Application fees are non-refundable, but if you are accepted, we will apply 100% of your fee to your initial rent.
3. Sign a Holding Agreement & Pay a Holding Fee. Once you are accepted, you will sign a holding agreement. This holds the property for your desired dates. You will need to pay a holding fee typically equal to your first month's rent. This fee converts to pay your first month's rent on or around the first day of the lease. The holding fee is non-refundable within 14 days of lease start and 50% refundable 15-30 days prior to lease start.
4. Sign the lease & pay the balance of move-in costs. Move in costs typically consist of the security deposit, first full month's rent, any prorated partial month's rent. We typically request these to be paid several business days prior to your desired move in date as it can take several days for ACH payments or checks to clear. We suggest you plan ahead when booking directly or consider a wire transfer for short-notice stays.
5. Move In Day! On Move In Day you will receive access and complete a brief walk around. Because the home is fully furnished and utilities are included, that's it!
6. Move Out Day! We will discuss if you would like a lease extensions as you approach the end of your term. On move-out day, we just ask that you take out the trash, wash your dishes, turn the heat down (or off in the summer), and lock the door behind you. Assuming there is no unreasonable damage beyond normal wear and tear, security deposits are returned within 30 days (usually much faster).
Do you accept pets?
We love animals, but this is a pet free property.
We regularly welcome short and mid term guests, some of whom may have allergies, and thus cannot support pets in this home.
We are happy to discuss reasonable accommodations for service animals in accordance with applicable law.
Do you allow smoking?
This is a non-smoking property.
What size groups do you accept?
Our property is comfortable for groups of four; please reach out and ask about special arrangements for family groups of five or six.
I would like to see the property before I sign anything.
We sometimes receive requests for showings. If you would like to try the property out before committing to a lease we offer two options:
1) Schedule a short term stay via AirBnB. If you sign a lease within 30 days we will apply half of your nightly AirBnB rate to the first month's rate (to a maximum of $350 rebate). Note that the nightly airbnb rate does not include cleaning fees, AirBnB fees, or taxes. Even after a positive AirBnB stay, we will require an application with background check before signing a lease.
2) Complete an application with background check. If approved, we may be able to schedule a showing for a fee of $150. If you sign a lease within 30 days we will apply half of the showing fee to your first month's rent. Showings are not always available based on our calendar schedule and the property's rental status. I do not want to pay a holding fee.
If your travel plans must change, in many cases trip insurance will reimburse you for lost deposits, and we strongly encourage potential guests to consider travel insurance.
We also understand some guests still may not want to proceed with a holding fee and agreement. In this scenario, we will continue to offer the property to other interested guests. Based on high demand in our area during some seasons, your preferred dates may no longer be available as desired move-in dates approach. If the property remains available we can proceed with a lease and the balance of move-in costs about a week prior to your desired occupancy.
Do you accept direct bookings for stays less than 30 days?
At this time, all stays under 30 days are conducted on AirBnB. You can often realize a significant savings with a direct booking of a month even if you just want to stay a few weeks.
